REAL ESTATE ON THE ATLANTIC COAST: SALES TAKE OFF AND PRICES FOLLOW SUIT

The market which had previously been sluggish woke up at the start of the year with prices rising by about 5%.

With the lack of supply pushing more and more buyers to accept that they must move further away from the ocean, a 31 sqm studio apartment on the fourth floor of a late 1970’s building located in the Saint-Martin district sold for 115,000 euro.

In the city centre it was not uncommon to see a sales price of between 3 and 3,500 euro/sqm for an apartment in a 1970’s or 1980’s building, between 4,500 and 5,000 euro for a property dating from the 1930’s, and up to between 5,500 and 6,000 euro if the apartment is under twenty years old or faces the sea.

“The assets that are in the shortest supply are houses”, observes Sandrine Errecart. Consequently, a beautiful building in the chic Milady district, even if it needs a serious facelift, can cost over 600,000 euro.
